SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on July 21, 2022, Dominque Maquetta Brewer (an unmarried person) executed a Deed of Trust to DeVan Ard, Jr., Trustee for United Community Bank d/b/a Reliant MH, Beneficiary, which Deed of Trust was recorded in the office of the Chancery Clerk of Tallahatchie County, Mississippi in Book 2022, Page 1928; and,
WHEREAS, United Community Bank d/b/a Reliant MH, the present owner of the indebtedness and holder of the above described Deed of Trust, appointed Jeff D. Rawlings in the place and stead of DeVan Ard, Jr., or any subsequently appointed substituted trustee, said Substitution of Trustee being recorded in the office of the Chancery Clerk of said County in Book 2024 at Page 14; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, United Community Bank d/b/a Reliant MH, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expenses of sale.
NOW, THEREFORE, I, Jeff D. Rawlings, Substituted Trustee in said Deed of Trust, will on the 9th day of February, 2024, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main Front Door of the Tallahatchie County Courthouse, 1 Court Square, Charleston, Mississippi to the highest and best bidder for cash the following described property situated in Tallahatchie County, State of Mississippi, to-wit:
2 acres, more or less, Section 28, Township 25 North, Range 3 East, First Judicial District of Tallahatchie County, MS, and more particularly described as follows:
A part of the Southeast Quarter of the Southwest Quarter of Section 28, Township 25 North, Range 3 East and begin at a point located 2246.5 feet East and 1590 feet South from a pipe in place at the Northwest corner of the Southwest Quarter of Section 28, Township 25 North, Range 3 East, and run North 69 degrees, 20 minutes, 05 seconds East 192.59 feet; thence South 20 degrees, 06 minutes 13 seconds East 443.39 feet, more or less, to the North right of way of Highway 32; thence South 63 degrees, 43 minutes, 14 seconds West 193.70 feet along the road; thence North 20 degrees, 06 minutes, 14 seconds West 462.34 feet to the point of beginning.
Together with: the Grantor reserves unto himself, heirs or assigns, an easement for the purpose of ingress and egress which is 30 feet in width, across the property, and said grantor reserves the right to maintain said easement.
This sale includes a 2022 SNRG TRU Manufactured Home, Serial no. SA4083631ALAB.
I WILL CONVEY only such title as is vested in me as Substituted Trustee.

North Delta Regional Housing Authority (NDRHA) will open its waiting list for the Section 8 Housing Choice Voucher program beginning Thursday, February 08, 2024 at 8:00 a.m. Applicants for the waiting list should file an application online at https://northdeltaregional.housingmanager.com NDRHA will accept a maximum of 500 applications. The website will close once 500 applications have been received. Submitting an application oline does not automatically qualify the applicant for the housing voucher program. Applicants will be interviewed from the waiting list as openings become available in the voucher program.
