WHEREAS, on 03/02/2004, JIMMIE GIBBS executed a Promissory Note payable to the order of FINANCE AMERICA, LLC., AS LENDER.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 03/02/2004, executed by JIMMIE GIBBS and being recorded on 03/08/2004 in Book 332, Page 245 of the records of the Tallahatchie County, State of Mississippi; and which aforesaid Instrument conveys to KAREN H. CORNELL, ESQ., Trustee and to FINANCE AMERICA, LLC., AS LENDER, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. (MERS), as nominee for Finance America, LLC assigned said Deed of Trust to U.S. Bank National Association, as Trustee of the Finance America Mortgage Loan Trust, 2004-1 via an instrument filed of record on August 21, 2014 in Book 2014, Page 793 in the office of the Clerk of the Tallahatchie County, State of Mississippi; and
WHEREAS, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE OF THE FINANCE AMERICA MORTGAGE LOAN TRUST, 2004-1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC, as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 05/13/2025 and record on 05/23/2025 in Book 2, Page 396 of the records of the Tallahatchie County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc., the Substituted Trustee in said Deed of Trust will on 07/17/2025, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Front Steps, Tallahatchie County Courthouse, 100 North Court Street, Sumner, MS 38957, the following described property located and situated in Tallahatchie County, Mississippi, to wit:

To all persons interested in the following described Forest Land in the Tallahatchie County, Mississippi, to-wit:

Code of 1972 Sec. 29-3-41 as amended, provided that East Tallahatchie School board shall have the right to reject any and all bids.
The East Tallahatchie School Board receives an acceptable bid in response to the advertisement for the leasing of the above-described property for a five-year lease contract with said Board.
