WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated April 5, 2006, executed by ANNIE SPEARMAN conveying certain real property therein described to WILLIAM R. SANDERS ESCROW ACCOUNT-37484-1, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS INC. AS BENEFICIARY, AS NOMINEE FOR DECISION ONE MORTGAGE COMPANY, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 2nd District Tallahatchie County, Mississippi filed and recorded April 7, 2006, in Deed Book 341, Page 392; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for Legacy Mortgage Asset Trust 2019-RPL3; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
