High Interest Rates Are A Perfect Storm for Bargain Hunters In Land Markets

In the realm of real estate, the old adage "Buy low, sell high" has always been a guiding principle for savvy investors. In the current economic landscape, there is a golden opportunity for those looking to invest in rural land. High interest rates have created a market where prices are more negotiable than ever before, making it an ideal time for astute buyers to strike while the iron is hot.

The Perfect Storm for Bargain Hunters

One of the main factors contributing to the unique situation we find ourselves in is the surge in interest rates. When interest rates are high, it becomes more challenging for sellers with heavy debt loads to sustain their investments. This is particularly true for those individuals who bought rural land as "flippers" hoping to cash in on a quick turnaround. With rising interest payments eating into their profits, many of these sellers are now eager to offload their properties, creating a buyer's market. The Moody"s downgrade of the U.S. debt and of many bank stocks puts further pressure on lenders who finance land flips. A further factor is that low timber prices makes it difficult for both flippers and long term owners to have any immediate cash flow.

There are many sellers who own rural land and have no debt. These owners now see an opportunity to cash out and reinvest their funds into safe higher-income Certificates of Deposit (CDs) and other potentially lucrative ventures. Many sellers will be tempted to sell at a lower price and then reinvest in a CD at 5% that is insured by F***. The possibility of a recession is also a motivating factor for debt free owners who can sell now and have their safely in the bank with no worry of a crash in real estate markets. 1st Quarter Timber Prices For Landowners In Northwest Mississippi

The 1st Quarter of 2022 was a mixed bag of prices for timber in the Northwest Mississippi area which includes both the Delta and Hills based on prices by Mississippi State and other sources. While there is increased demand for timber products, the oversupply of some types of timber as a result of decades of tree planting through USDA conservation programs remains a long term problem. Pine Sawtimber stumpage in Northwest Mississippi ranged from $16 to $40 per ton with the high end comparing favorably to other states of the region - Alabama $29/ton, Florida $32 to $40/ton, and Georgia $25 to $38/ton. In Northwest Mississippi the prices for Pine Chip-N-Saw ranged from $5.50 to $19.09/ton, and Pine Pulpwood from $1.00 to $5.00/ton. Oak Sawtimber ranged from $32 to $46/ton, Mixed Hardwood $15 TO $45/ton, and Hardwood Pulpwood $2 to $18/ton. Some thinnings of planted pine plantations average 32 tons per acre which would only yield $32 per acre to landowners if sold on the low end of 1st Quarter prices at $1 per ton for Pine Pulpwood. It is always important to retain licensed foresters and licensed real estate brokers when selling timber and land in order to get a fair market price. Mississippi State University provides current timber prices to landowners every quarter and there are a number of private subscription services available as well.

A Day Without Electricity

A Day Without Electricity Entergy had a planned all day outage for our neighborhood so they could do an overhaul of the substation. They cut the power off at 7:52 AM and turned it back on at 5:40 PM. I had the generators and power banks ready but a day with no electricity is a challenge. It took 3 of the long, orange extension cords to power the fridge, freezer, tv, laptop, tablet, and coffee pot. About halfway through the day the Wen generator developed some type of mechanical problem and shut down. I got it started again and then it shut down again. After that I lowered the usage and moved everything to the other generator for the rest of the day. While not a prepper, being in a frequent tornado, hurricane, and ice storm zone has prompted me to have at least a minimal amount of preparation. It was eerie when with no postal mail and no stores or gas stations open on a Saturday. --- Robert W.
